Dustless hardwood floor sanding is a popular request from homeowners. It’s more efficient than regular sanding and it’s healthier because it helps you maintain the indoor air quality. It also requires less cleanup.


A floor sanding dust containment system creates less dust than the standard sanding process. With the proper system in place, about 99% of the dust that would otherwise be released into the air is captured and contained in a way that makes it easy to dispose of. Although it’s called a “dustless” process, in reality it’s not completely dust-free. There will always be a small amount of dust created and released into the air during any hardwood floor finishing process. However, a proper dust control system will take care of the vast majority of the dust created during the sanding process.


In the first stage we remove the current finish and sand your floors down to bare wood. This will take place over a few sanding passes with different grits of sandpaper... depending on the finish you have and how even your floors surface is. We try to remove as little surface wood as possible during this stage.


Finer grits are of sandpaper are used to smooth your floor. Sanding with lower grits of sandpaper, we now need to use a series of higher grits to remove those deeper marks. We may switch to different sanding machines during this stage of sanding. We will also use filler on your floor in-between these steps if necessary. Please ask us if we can fill your floor during our in-home estimate.


Once the machine sanding is finished we complete the final touches by hand. It’s the details in this step that separates a cheap job from a professional one. All the perimeter and corners, under radiators, around door trim etc. is checked and sanded to match the same standard as the rest of the floor. Then we vacuum and clean your floors to prepare them for the final finishing stage.


It’s important to know that every time your floors and restored, a layer of wood is sanded off. Once your hardwood floors have been sanded down to their limit, they will need to
be replaced.
